  1. How exact is the estimated closing date?

    There are many factors that can impact the completion date of a new home, including adverse weather, delay of material deliveries, scheduling issues, etc. Consequently, the estimated date must remain flexible until 30 to 45 days prior to completion.

    You will be advised in writing of your Buyer Orientation Walk and anticipated close date no later than 30 days prior to completion.

  2. Who should I contact regarding option and upgrade questions?

    Your Community Sales Representative will direct your questions regarding options, including cut-off dates and deposits.

  3. Will I be allowed to visit the homesite during construction?

    If you are interested, your Community Sales Representative will invite you to attend a Buyer Frame Walk with the Superintendent. This walk can take place sometime during the framing inspection period and before the drywall stage. This will be an opportune time for you and the Superintendent to review and confirm options and to ask questions regarding them. However, all communication regarding your new home purchase, including options, must go through your Community Sales Representative. Visits to your homesite after the Buyer Frame Walk are discouraged due to safety issues, and distractions to the Superintendent can really slow down the construction process.

  4. What kind of warranty comes with a new Brookfield home?

    Brookfield warrants that the “fit and finish” of the following building components (the “Fit and Finish Warranty”) will be free from deficiencies for a period of one (1) year after the close of escrow (the “Warranty Period”): cabinets, mirrors, flooring, interior and exterior walls, countertops, paint finishes and trim (the “Covered Components”).

    The “Fit and Finish Warranty” is not an insurance policy or maintenance agreement.

  5. What can I expect as far as maintenance of my home?

    A home is one of the last “hand-built” products left in the world. Home building is part art, part science and part hard labor. Once the natural and man-made materials have been assembled, the components take on a life of their own, reacting and interacting with each other and the environment. Although quality materials and workmanship have been used in your home, this does not mean that it will be free from care and maintenance. A home, like an automobile, requires care and attention from day one. General homeowner maintenance is essential to providing a quality home at optimum condition for years to come.

  6. Will I have the opportunity to inspect my new home prior to closing?

    Absolutely! Before you take possession of your new home, you will attend an Orientation conducted by a member of Brookfield’s customer service staff. You will tour the entire home and have an understanding of each component: heating, cooling, appliances, windows, cabinets, flooring, electrical and plumbing systems and more. You will receive information about operation, maintenance and warranties. This is the opportunity to have all your questions answered. But don’t worry about taking it all in. You’ll receive it in writing, and our customer service representatives are always available to answer your questions. Typically, two to three hours should be allowed for the Orientation.

  7. What can I expect regarding the quality of my home at the Orientation?

    A. What is the likelihood of Orientation items?
    B. How long will it take to clear any items?

    Your home has been constructed with a variety of materials and the combined efforts of specialists in many trades. Orientation items are common and occur in most cases, but items should be cleared within 30 days.

  8. How soon after my Orientation will I be able to close escrow?

    Typically, you will close escrow approximately one week after your Orientation.

  9. What will the quality of the home be at move-in?

    We will do all we can to complete any Orientation items before you move in.
